From Chaos to Cash: How Smart Strategy Turned a Troubled Property Into a $500K Over-Asking Sale
This historic six-family home, originally part of the Standard Oil family estate, was packed with potential—but also packed with problems. From a contractor attempting an unsupported hallway addition to a stop-work order that dragged on for over a year during COVID, the challenges were endless. The space was cluttered, occupied by squatters, and tangled in bureaucratic nightmares with the Department of Buildings and National Grid.
I stepped in to clear out the chaos, clean up the property, and navigate the mountain of paperwork to get the project back on track. Despite the hurdles, I found a buyer—one of my girlfriends, as fate would have it—and helped her through the painstaking process of getting the heat turned back on (a saga that took two years!). In the end, the transformation was worth it: the original owner purchased the property for $750K and, after all the strategic improvements, it sold for $500K over asking—a massive return on investment.
